2. Loan Maturities 13 CFR § 120.933 Maturity of the 504 loan is 10, 20, or 25 years based upon the remaining useful life of the property being financed as follows: i. A maximum of 25 years for real estate; ii. A minimum of 10 years for machinery and equipment; and When the Project includes both real estate and machinery and equipment, the maturity will be based on the asset category that constitutes the majority of loan proceeds. A Third Party Loan must have a term of at least 7 years when the 504 loan is for a term of 10 years and 10 years when the 504 loan is for 20 or 25 years. If there is more than one Third Party Loan, an overall loan maturity must be calculated, taking into account the maturities and amounts of each loan. If there is a balloon payment, it must be justified in the loan report and clearly identified in the SBA issued E-Tran Terms and Conditions. (13 CFR § 120.921(a))
