Freddie Mac Single-Family Seller/Servicer Guide 5301.2 — General requirements for all stable monthly asset qualification sources (part 1 of 2)
Refer to Bulletin 2026-10, which announced updates related to accumulated assets as income. Sellers may implement the new requirements prior to the mandatory February 3, 2027 version of this section. Asset qualification sources that meet the requirements of Topic 5300, including Chapter 5307, may also be used to qualify the Borrower for the Mortgage. For each asset qualification source, the Seller must determine that both the source of the asset and the amount of the asset source used to qualify the Borrower are reasonable and stable. The asset qualification sources used to qualify the Borrower and the documentation in the Mortgage file must be evaluated for stable monthly asset qualification requirements. Asset qualification sources that do not meet these requirements or are not calculated correctly may invalidate the Loan Product Advisor® Risk Class on the Feedback Certificate. Mortgage file documentation: All documentation used to establish stable monthly asset qualification must be retained in the Mortgage file.
Freddie Mac Single-Family Seller/Servicer Guide 5301.2 — General requirements for all stable monthly asset qualification sources (part 2 of 2)
Accumulated assets as income may be used to qualify the Borrower for the Mortgage provided the requirements in Section 5307.1 are met. Accumulated assets as income that do not meet these requirements or are not calculated correctly may invalidate the Loan Product Advisor® Risk Class on the Feedback Certificate.
Operationalizing Freddie Mac Single-Family Seller/Servicer Guide 5301.2 — General requirements for all stable monthly asset qualification sources
This is verbatim, source-snapshotted regulator text from the Claude for Compliance open corpus. To turn a rule like this into compliance work product: gap-analyze your policies and procedures (P&Ps) against these requirements to surface stale, conflicting, or missing provisions; operationalize any change with a ready-to-run update kit; and produce audit-ready evidence — every step grounded only in the regulator’s own words, never invented.
To work from the whole rulebook rather than this one page: download the corpus — every register on this site, verbatim, each with its source snapshot and effective date — then follow the methodology. It asks your assistant to answer only from the downloaded text, cite the register id and effective date it used, and tell you when the corpus does not cover something instead of filling the gap from memory. Running it locally also means no one sees which regulations you are looking at.
